Your budget no longer stretches to Brussels, or to Walloon Brabant. Within an hour's drive, twelve municipalities still have a median house price under €300,000. Here they are, and what you get for it.

Every buyer looking around Brussels faces the same trade-off between distance and budget. It deserves more than guesswork.

At €3,539 per m² in the Brussels-Capital Region, a budget of €300,000 buys 85 m². In Morlanwelz, where the square meter costs €1,285, the same budget buys 230 m². That gap, some fifty kilometers apart, is the single most powerful lever available to a Belgian buyer today.

We analyzed every house listed for sale around the capital over the past six months. Twelve municipalities within an hour's drive still show a median price below €300,000. Here is what they actually offer.

Price levels around Brussels

In the Brussels-Capital Region, the median house is listed at €680,000. That figure is based on nearly 2,900 listings and reflects a market structurally closed to average budgets.

The first ring offers only limited relief. In Walloon Brabant, the median municipal price stands at €497,500. A buyer with €300,000 remains shut out of almost the entire market there, having already given up living close to the city.

The gap only becomes meaningful further out. Another thirty kilometers, and price levels fall by half to two thirds.

Twelve municipalities under €300,000

Under €200,000

  • Courcelles: €195,000. €1,400/m², or 30% below the Walloon benchmark. 62% of houses have three bedrooms or more. 60 km from Brussels, roughly 55 minutes.
  • Morlanwelz: €199,000. €1,285/m², the cheapest square meter in this selection. Two houses in three have three bedrooms or more. 55 km, roughly 53 minutes.
  • Chapelle-lez-Herlaimont: €199,000. €1,478/m². With 71% of properties offering three bedrooms or more, it delivers the most living space at this price point. 51 km, roughly 50 minutes.

These three municipalities sit at about a third of Brussels prices. The trade-off is real: these are former industrial areas where the condition of the building stock varies enormously, so choosing the right property matters more than choosing the right town.

Between €200,000 and €250,000

  • Manage: €220,000. €1,505/m². 60% of properties have three bedrooms or more. 50 km, roughly 50 minutes.
  • Lessines: €225,000. €1,634/m². Half the houses have exactly three bedrooms, making it the most uniform market in the selection. 55 km, roughly 50 minutes.
  • Brugelette: €243,500. €1,429/m². Nearly 40% of properties have four bedrooms or more, though supply here is thin. 54 km, roughly 54 minutes.
  • Fleurus: €247,000. €1,660/m². 62% of properties have three bedrooms or more. 48 km, the shortest distance in the selection.
  • Le Rœulx: €249,000. €1,750/m². 56 km, roughly 55 minutes.

Between €250,000 and €300,000

  • Écaussinnes: €270,000. €2,125/m², the highest level here and the only one above the Walloon benchmark. That premium comes down to location: 43 km, the closest municipality to Brussels in our analysis.
  • Jemeppe-sur-Sambre: €275,000. €1,502/m². 41% of houses have four bedrooms or more, the highest share of the twelve. For a large family, the space-to-price ratio is the best on this list. 55 km, one hour's drive.
  • Pont-à-Celles: €289,000. €1,971/m². 74% of properties have three bedrooms or more. 43 km, or 47 minutes, the fastest commute in the selection.
  • Soignies: €295,000. €1,762/m². A third of the houses have four bedrooms or more. It is also the most active market here, with 123 listings published last quarter. 52 km, roughly 58 minutes.

What the median price does not tell you

A median of €295,000 in Soignies does not mean you need €295,000 to buy there. It means half the supply sits below that figure. With that budget you have room to choose, rather than scraping into the market.

The real variable lies elsewhere. In the cheaper municipalities on this list, the gap between a renovated house and one needing work often exceeds €100,000. The decisive items are the roof, the window frames and the electrical wiring. The asking price tells you where to look, never whether the deal is a good one.

These figures also exclude registration duties and notary fees, which add substantially to the final cost.

The distance-budget trade-off

Between Walloon Brabant at €497,500 and Courcelles at €195,000, the gap reaches €300,000. It is paid in commuting time rather than in giving up on the project altogether, and no amount of negotiation will ever deliver a difference of that size.

Widening the search area shifts the constraint, though. These twelve municipalities recorded more than 1,000 new listings in three months, around 340 a month, spread across dozens of different agencies. Tracking an area this size by hand takes considerable time, and the best-value properties are usually off the market before a manual search ever finds them.
